On screened porches, $200+ aluminum screen doors are standard instead of $50 wood doors and #1814 pool and patio screen instead of lower cost standard fiberglass screen. Our average lower deck has 12 posts and 160lb footers compared to the 4 posts and 60lb footers that are standard with other builders. Our average higher deck has a 6"x6" post upgrade with 240 lbs of footers compared to 4"x4" posts and 60lb footers that are standard with other builders. There is never an extra charge to build a deck strong enough to hold a future screen porch, hot tub, or sunroom. #1 Premium decking instead of #2 grade. Standard 2"x8" joists/rafters, 16" on center instead of 2"x6", 24" on center. Solid risers on steps are standard compared to open risers.
